OBJECT ONE & OPEN CITIES  •  The Smartframe is an infrastructure: a structural framework with the basic connections to the municipal grid. Object One can best be described as a stack of free lots built with this infrastructure. Future residents can choose from three plot-types: single-layer units where a house of 2,8 m of free height can be built, double-layer units for houses of 5,8 m free height or top-floor units with a sloping roof for solar panels.

Not all of the plot needs to be built on, leaving plenty of room for outdoor space or future extensions. The Smartframe is deliberately kept 1,5 m within the plot alignment on the long sides, therefore an extra extension of the living area or extra outdoor space is always possible. A plot offers the flexibility to extend the house in the future when a family expands or when the budget allows it.

By designing outdoor space along the corridors, openness is automatically created and daylight finds its way into the building. Irrespective of the residents’ home choices, we ensure a building that is green, open and playful.

In order to create clarity for all residents (and the neighbourhood), about the possibilities and impossibilities of the plot, clear rules of play are drawn up in a so called ‘plot passport’. An image quality plan is made in consultation with the residents. Space&Matter remains the supervisor of the building and strives for maximum freedom, with maximum visual quality.

OBJECT ONE & OPEN BUILDINGS  •  In response to the competition for the Havenkwartier in Deventer, Space&Matter designed a Smartframe. A simple structure is often the best basis for a development. Simplicity allowed the architects to approach the Object One process in both a flexible and structured manner.

The target group for this building is one that finds flexibility and diversity just as important as the house itself. The Smartframe must therefore contribute to their need for passion, creativity and self-development: a living environment where culture, community and entrepreneurship can blossom. The base, in particular, had to be attractive and robust, with a structural frame that allows optimal flexibility for future residents.

To stimulate the vibrancy in the area, Space&Matter introduced an elevated ground level on top of the parking box. By means of multifunctional stairs on both sides of the building, people have free access to this spacious wooden deck. From here, there are pleasant views over the water of the Havenkwartier. On the deck, there are fixed seats, a ping-pong and picnic table to spend time outdoors.

OBJECT ONE & OPEN SYSTEMS  •  People are completely free to design and realize their own home within the Smartframe, helped along by their very own architect and construction party. They can also choose from a number of basic designs that are offered with a fixed construction price in various sizes and finishes by the development combination. These 'standard units' are delivered casco so that residents are free to make their interior as they want.

The large degree of freedom offered by the Smartframe allows for a mix of small and large rental/buyer dwellings. This makes Object One accessible to every budget and to a wide variety of (future) residents.
